About the Fund

What is the Universus Master Income Fund?

The Universus Master Income Fund is a registered managed investment scheme (ARSN 697 565 030). One Managed Investment Funds Limited (AFSL 297042) is the Responsible Entity and Single Asset Exposure Limited (AFSL 564987) is the Investment Manager. The Fund is newly established.

Who can invest?

The Fund is open to retail and wholesale investors, including SMSF trustees investing directly. The Target Market Determination (TMD) describes the investors the Fund is designed for. Please read it before deciding whether the Fund suits your objectives and situation.

What does the Fund invest in?

The Fund invests in interest-bearing notes and bonds issued by special purpose vehicles. These vehicles hold pools of secured loan and mortgage receivables originated by non-bank lenders, across RMBS, CMBS and ABS structures. The Fund does not lend directly to borrowers.

Is this a bank deposit?

No. An investment in the Fund is not a bank deposit and is not covered by any government guarantee.

Monthly income

What is a monthly income fund?

A monthly income fund is a managed fund that aims to pay investors a distribution each month from the income its investments earn. The Universus Master Income Fund intends to pay distributions monthly. Distributions are not guaranteed and may vary.

Where does the Fund's income come from?

The Fund's income comes from interest paid on the notes and bonds it holds. These are issued by special purpose vehicles that hold pools of secured loan and mortgage receivables originated by non-bank lenders. Interest received, after fees and costs, is used to pay distributions.

What is the target return?

Target BBSW30 + 3.75% p.a. net of fees. Not guaranteed. The target is not a forecast. It is variable and will change over time as the benchmark rate changes.

What is BBSW30?

BBSW30 is the 30-day Bank Bill Swap Rate, a published Australian benchmark interest rate that changes over time. The Fund's target return moves with it.

Is the monthly income fixed?

No. Because BBSW30 changes over time, the target and the distributions you receive can go up or down. Distributions are not guaranteed.

How often are distributions paid?

Distributions are intended to be paid monthly. They are not guaranteed and may vary.

Can I reinvest my distributions?

Yes. You can choose to receive distributions as cash payments to your nominated bank account or reinvest them in additional units through the Distribution Reinvestment Plan.

How might the Fund fit into a portfolio?

The Target Market Determination describes the Fund as suited to a minor or satellite part of an investor's portfolio (up to 25% of investable assets), for investors seeking regular income who can hold their investment for at least two years. It is not designed to be your only or main investment. Consider your own circumstances and seek financial advice.

SMSFs and retirees

Can a self-managed super fund (SMSF) invest?

Yes. SMSF trustees can apply to invest directly using the application form. Trustees should make sure any investment is consistent with their SMSF's investment strategy, including diversification, liquidity and the ability to pay benefits, and should consider getting financial advice. The Fund is not offered through public superannuation funds, super platforms or managed accounts.

What should SMSF trustees consider?

Trustees should consider whether the Fund fits their SMSF's investment strategy and members' needs, including how much of the SMSF to allocate, the 12-month initial investment term, quarterly redemptions that can be limited or suspended, and whether the SMSF will have enough cash to pay pensions and expenses. Investors should consider the PDS before deciding whether to invest in the Fund or continue to hold units in the Fund.

Can my SMSF reinvest its distributions?

Yes. SMSF trustees can choose to receive distributions as cash or reinvest them through the Distribution Reinvestment Plan.

Is the Fund suitable for retirees?

The Fund may be considered by retirees seeking regular income as part of a diversified portfolio. It is not suited to investors who need access to their money within a short period or who cannot accept the risk of losing some or all of their capital. Read the Target Market Determination and consider getting financial advice before deciding.

Can I use the distributions to supplement retirement income?

Some investors use distributions to supplement other income. Distributions are intended monthly but are not guaranteed and may vary or stop, so they should not be relied on as your only source of income.

Investing and withdrawals

What is the minimum investment?

The minimum initial investment for this offer is $100,000, and additional investments can be made from $10,000.

How do I apply?

You can apply online, where you'll answer some questions about your needs, objectives and financial situation, or apply through your financial adviser. Investors should consider the PDS before deciding whether to invest in the Fund or continue to hold units in the Fund.

The application form sets out the types of investors who can apply, such as individuals, joint investors, companies, trusts and SMSF trustees.

Can I withdraw my money?

The Fund has a 12-month initial investment term. After that, redemption requests are processed quarterly at the Responsible Entity's discretion. Redemptions may be scaled back if requests exceed 10% of the Fund's gross asset value in a quarter, and they can be limited or suspended. The Fund is not suited to investors who may need access to their money within a short period.

Is there a cooling-off period?

14-day cooling-off rights apply while the fund is liquid, with access to internal and external dispute resolution.

What are the risks?

What happens if borrowers fall behind on their loans?

The loans held by the special purpose vehicles may experience arrears or defaults. This can reduce the income the Fund receives and the value of its investments, which may reduce distributions and the value of your units. The PDS explains these risks in full.
